Overview
Creating a new office space involves two fundamental processes: design and construction. Detailed drawings (or schematic designs) are required in each of the two processes. I work in the design part of the process and create two drawings that act as the control tower for your entire project:
- Schematic floor plan
- Reflected ceiling plan
These drawings are the footprint from which all other drawings and decisions are made. The fees you pay me are for the creation of these critical documents. They are extremely important and we will spend a lot of time with you creating exactly what you want. The rest of the entire project flows from these drawings.
After I have completed the schematic drawings for you, you must have the necessary Construction Documents created for the project by an architect or builder. Collectively, these drawings are the final step taken for obtaining a Working Permit from your local building department. With Working Permit in hand, actual construction can begin. Depending on your particular project you will need:
- Working/Construction drawings (plumbing, electrical, and HVAC)
- Site Plans
- Elevation Drawings
- Exterior Building Design
Many times, costs for any of these construction drawings can be reduced when you have them done by a reputable architect or builder in your own town or area. However, if your area is limited in providing imaginative and experienced people, you may wish to consider using our architect who will be very familiar with the project and your desires.
For tenant finishes, your contractor is often the most cost effective place to have construction drawings completed.
